Should you come out to Spain to view properties with us and see something which you are interested in purchasing we can introduce you to a reputable solicitor who on your behalf will conduct a thorough search of the property ensuring everything is in order. He will require receipts from the Vendor that such things as local taxes, water, electricity and rates are paid up to date.

What happens if there are items unpaid?
If for any reason any of these items are unpaid or the vendor cannot provide the necessary receipts, then money would be withheld from the proceeds of the sale to cover these items.

What percent deposit should I be expected to pay to hold a property?
If you are able to pay a small deposit for example; 1000€ this would normally persuade the Vendor to take the property off the market, however, until the Vendor has received 10% deposit which is known as “arras” then your legal right to the property is not secured.

What happens if we pay the deposit then change our minds?
If you were to change your mind after the Vendor has received his 10 % deposit you will lose the deposit. If the Vendor has received the money and were to change his mind you are legally entitled to receive 20% back from the Vendor.
The time between securing a property by paying a 10% deposit and completing the purchase normally takes about 6 to 8 weeks. However extended completion times can be arranged to suit the individual requirements of the purchaser.

Can I get a mortgage in Spain?
If you should require a mortgage or loan in Spain we will introduce you to a bank here in Alora where you can express your needs to them personally. The bank you have chosen will then send a valuer to view the property in which you are interested and will inform you as to what percentage of the value of the house they will mortgage. However, be aware that the set up fees for a mortgage in Spain tend to be higher than in the U.K and the interest rates at the present time are not particularly competitive.

What other expenses will I incur?
Our commission is included in the quoted sales price; however, you should budget for 10% additional costs for the purchase tax, local taxes, Notary fees, registration fees and legal fees. This is paid through your solicitor usually about 10 days before the completion date.

I have decided to visit you in Alora, now what?
The best advice that we can offer to any potential purchaser is to come to Spain and look for yourself. We can offer you self- catering accommodation at competitive rates.
